1. Opportunity Overview

Proposals are invited from reputable, well-established café brands to operate a high-standard café service within our prime location - CORE Ultra-Fast EV Charging Station (ፈጣን የኤሌክትሪክ መኪና ቻርጂንግ ስቴሽን) at the center of the Kazanchis, Setoch Adebabay with 250-300 customers per day. The selected operator will be awarded an exclusive commercial lease for a dedicated indoor café unit along with a spacious outdoor open-air seating area.

2. Space & Utility Specifications

Included Utility Provisions: Dedicated continuous high-capacity electrical utility hookups will be provided directly to the lease point.

3. Scope of Work & Operator Responsibilities

• Turnkey Setup & Fit-Out: The winning bidder is fully responsible for all interior design, brand decoration, espresso machines, commercial refrigeration, counter installation, and operational appliances.
• Furnishings & Seating: Provision of premium, durable indoor tables/chairs and matching outdoor weather-resistant seating for the 25 sq. m open area.
• Brand Standards & Service: Maintaining high-quality food/beverage offerings, strict hygiene standards, and exceptional service reflecting a top-tier brand reputation.

4. Eligibility Criteria

• Established Market Presence: Applicants must be a recognized, well-known café brand or experienced commercial operator. Unregistered start-ups, beginners, or non-established concepts will not be considered.
• Proof of Operational Track Record: Bidders must provide evidence of current or previous successful café branches (e.g., store photos/commercial portfolio, and business registration).
• Brand Concept Proposal: Submission of a brief design concept showing layout, outdoor furniture aesthetics, menu items, and operational plan.

5. Financial Bid Offer Template

Bidders must fill out and submit the financial proposal table below. Offers submitting rates below the established minimum base prices will be automatically disqualified.
